For Buyers

BUYING ON THE COAST,
WITHOUT THE GUESSWORK

Buyers have more leverage right now than they've had in years. More inventory means more choice and more negotiating room. It also means more ways to get it wrong if nobody's telling you the truth.

Here's how we do it right.

How Buying Works

Chris Lawlor and Seaport broker Ben Bluemle on a broker tour of a listing
1
Get pre-approved first. Before we tour anything know your real number. If you need a lender I know good local ones who answer their phones.
2
Define what actually matters. Must-haves. Deal-breakers. The stuff you think you care about but won't in six months. We sort that out before burning weekends.
3
Tour with a critical eye. I walk every property like I'm buying it myself. Condition. Layout. What the photos hid. What it costs you in year two.
4
Build the offer strategically. Price. Concessions. Terms. Timing. In this market there's real room to negotiate and the tool below shows you exactly what each lever does.
5
Protect yourself under contract. Inspection. Appraisal. Due diligence. This is where deals get saved or walked away from and I don't let you skip steps.
6
Close clean. Final walkthrough. Funds confirmed. Keys in hand. Then I stay reachable because questions don't stop at closing.

Homes are sitting longer and there's nearly six months of supply on the market. That's not a stalled market, it's a patient one, and it hands buyers something they haven't had in a while: real leverage. Especially in areas with heavy new construction there's genuine opportunity to negotiate. Price reductions. Closing cost help. Terms that directly change what you pay.

The trap is waiting forever for perfect. Buyers right now gravitate to move-in-ready homes and walk fast from anything needing work even when the price already reflects it. The buyers winning in this market separate true deal-breakers from manageable projects. They stay flexible on the small stuff. They recognize value when it's actually in front of them.

How an Offer Actually Works

Two numbers decide what a home really costs you: your monthly payment and your cash at the closing table. Everything in an offer moves one of them. Open the tool below and watch what happens when you change the numbers.

The part nobody explains: a lower offer price isn't always your best move. Sometimes asking the seller for concessions (a credit toward your closing costs) puts more money in your pocket at closing than a price cut saves you monthly. This tool lets you test both.

Seller Concessions $0

Concessions are money the seller credits toward your closing costs. They lower your cash to close, not your monthly payment. Loan programs cap them. It's usually 3% on conventional with under 10% down. Up to 6% with more down. 4% on VA. Ask me or your lender where your cap sits.

Other Upfront Costs (Before Closing)

Total Upfront Out-of-Pocket$0
Earnest money isn't extra cost. It credits back toward your cash to close. Inspection and appraisal are paid along the way and don't.
What to take from this: when the two of us sit down to write an offer we're really deciding how to spend your negotiating room. Price cuts help you every month for 30 years. Concessions help you on day one when cash is tight. The right answer depends on which number keeps you up at night. That's a conversation and not a formula.

The Best Deals Aren't on the MLS

If what you want isn't on the market I'll go find it. Direct outreach to owners. Off-market conversations. Homes that would sell for the right offer but never planned to list. Tell me exactly what you're looking for and let me do the legwork.

Relocating to Savannah?

If you're moving here from somewhere else the questions are different. Which neighborhoods fit your life? What does the commute really look like? What does island living actually cost? My questionnaire takes a few minutes and gets us straight to the useful conversation before you even land.
