Most agents can show you a property. Fewer have been the person on the other side of the closing table doing the math on cash flow and rehab costs. I know what a property is actually worth versus what the listing photos want you to believe. Short-term rentals were my way in. Fix and flip work taught me the rest. What renovation actually costs. Where budgets go sideways. Which "great bones" are actually a money pit wearing good staging.
It also means I'm honest about downside. If a deal doesn't pencil out I'll tell you before you fall in love with it. Not after you've made an offer. The best deal I ever helped a client do was the one I talked them out of.
